ILLUSTRATIVE MASTERPLAN

The below Illustrative Masterplan provides an indication of how development is proposed for the site, including the point of access, development areas, landscaping, tree planting, biodiversity net gains, play areas, new drainage solutions and movement routes to connect the site’s with a public footpath.

It is envisaged that the proposals would be brought forward via an Outline planning application. This means that all matters of detail (i.e. the layout, landscaping, appearance and scale of the proposed development), with the exception of the means of access, would be determined at a later date via separate Reserved Matters applications. At this stage, to assist in understanding the proposals, an illustrative masterplan has been prepared. This represents one way in which the development could be built.

In the event that an Outline Planning Application is made, the specific house designs and sizes would not be known at this stage, however we commit to creating a mixed and balanced community with 40% of the dwellings to be affordable housing and a mix of 1, 2, 3 and 4 bedroom homes. This will make a very significant contribution towards the existing shortage of affordable homes in the locality.

The proposed housing will be in appropriate vernacular forms – contemporary pitched roofs with prominent gables reinforcing views/nodes or rhythm to the urban design/the local area.

As with surrounding ‘solent’ character, sloping roofs will create asymmetry and sculpt the forms where necessary to have minimal impact onto surroundings and reduce scale. All homes built will be no greater than two storeys high and be to a domestic scale. 

The site presents itself as a logical extension to Old Street. The masterplan responds directly to the site’s character and context and will naturally integrate with the village with high-quality and beautifully designed homes.
